Online rentals and eSign

Rent units around the clock.

Tenants pick a size, sign the lease, pay and get their gate code from your website. No phone call. No office hours. No paperwork waiting for you in the morning.

A phone shows the Elm Street Storage rental page at 9:41 PM with three unit sizes and prices.

Nine minutes

From "do you have a 10x10?" to a gate code.

  1. 9:41PM

    She picks a size.

Sarah finds your facility, sees what is open and what it costs, and chooses a 10x10 and a move-in date. Unit Trac picks the unit for her from the ones you have put online.

  2. 9:44PM

    She signs the lease.

Your own lease, with her name, the unit and the rent already filled in. She signs with a finger. The signed copy goes to her inbox and onto her lease in your account.

  3. 9:47PM

    She pays.

An itemized first bill, your promotion applied, by card or bank account. She turns on autopay while she is there.

    Payment Processing
  4. 9:50PM

    She has her gate code.

The last screen shows her unit, her code and a link to her customer portal. She can move in tonight.

    Customer Portal
8:00AM

You find out when you sit down.

The customer, the lease, the first payment and the gate code are already in your account. The unit is green on your map. You did nothing.

On the owner's facility map, unit B-14 has turned green, and the activity list shows the online rental, the signed lease, the payment, autopay and the gate code.

Start it for them

Take the call. Skip the paperwork.

When someone phones, build the lease in a minute and send it by text or email as an eSign lease. They finish on their own phone: check their details, sign and pay. You can keep talking.

Lease Management

The owner sends the lease for signature by text, and a message with a signing link arrives on the tenant's phone.

Leases that start later

Book it today. Hold the unit until move-in day.

Tenants renting online choose a move-in date up to a week out. In the office you can book a lease up to 90 days ahead. The unit is held from the moment you book it, and gate access begins on move-in day.

Timeline for unit C-22: the current lease ends November 6, and a reservation for D. Patel starts November 9. The unit is held from today and the gate code starts November 9.

You can book a unit that is rented today, as long as that lease ends before the new one starts.

Waiting list

Sold out is not the end of the conversation.

When a size is full, visitors can ask for one instead of leaving. They land on your waiting list, and Unit Trac flags them when a unit opens up.

A visitor requests a 10x20 that is sold out, Jordan P. appears on the owner's waiting list, and later the row is marked Unit available.

Your call

How much happens without you is up to you.

Example online rental settings: prices shown, instant rentals on for new and existing tenants, autopay not required, cards and bank payments accepted, phone number and driver's license photo required.

  • Choose which units appear online.
  • Ask your own questions, and collect a file such as an ID or proof of insurance.
  • Use a different lease for each unit size.
  • Prefer to approve people first? Turn instant rentals off and take requests instead.

A move-in should never end on a spinner.

It always gives an answer.

If a connection drops during payment, the page checks what really happened before it tells the tenant anything.

One tap or five, one charge.

A tenant who taps Pay again is not charged twice.

Half-finished is not lost.

Anyone who stops partway shows up on your In-Process list for 14 days, so you can follow up.
